NOA Villas. A new hospitality destination, now taking shape in Lapland

Work on the riverfront estate has moved past the stage where a project lives only on paper. Standing on site, the first villa volumes now read clearly against the forest, and the relationship between the buildings, the river and the tree line is finally something you can walk rather than imagine.

The point of a place like this is the silence. Everything we build has to earn its position against it.

The estate covers 14 hectares in Lapland, and the layout has been shaped around what was already there. Villas are placed to keep the existing tree cover intact wherever possible, which means fewer straight lines and more distance between neighbours than a conventional resort plan would allow.

Materials follow the same logic. Timber, stone and dark exteriors let the buildings recede in daylight and glow quietly at night, while interiors are kept warm, calm and deliberately unfussy - the point is the view and the silence, not the furniture.

The next phase covers interior fit-out and the shared facilities, with the first guests expected once the estate is complete.
